Land and Acreage Financing
LOAN AMOUNT $250,000 TO $20,000,000 MILLION-INCLUDING HARD MONEY
·         Financing in most states. 
·         Land with no infrastructure maximum 33% LTV. 
·         Land with infrastructure up to 70% LTV. 
·         Lender will consider land development for projects on a case-by-case basis.
Hard Money Commercial
LOAN AMOUNT $250,000 TO $25,000,000 MILLION-THIS IS OUR SPECIALTY
·         We have a group of private investors for these loans. 
·         Hard money on most commercial real estate with infrastructure on the land at an LTV between 65% to 70% depending upon revenue and exit strategy.
·         Term: 12-24 months
·         Repayment: Interest only
·         Rate:  10% to 15%.
·         Relatively quick turn-around on most loan request as long as you have all of the necessary documents available.  
·         Normally with a lower LTV, property value and appraisal will be the overriding factors and not the credit of the borrower. 
·         Higher LTV loan request and the borrower’s credit history will become more of a factor. We will require an exclusive loan processing agreement-normally with no upfront fees.
